First things first: the vast majority of purchases in North Cyprus go smoothly, and there are many reputable agencies, lawyers and developers. Problems almost always arise where decisions are made under time pressure, without independent verification and without complete documents. Those situations can be avoided – if you know the typical patterns.

The following six patterns are the ones we see most often – as on many international holiday-property markets. None of them is a reason to stay away from the market. But each one is a reason to check systematically before you sign or pay.

The six most common pitfalls

1. Excessive or opaque fees

How to recognise it

Cost items only surface late in the process, are mentioned only verbally, or are justified sweepingly as “the usual rates”. When you ask, no written breakdown is provided.

How to protect yourself

Before committing to anything, request a complete written cost breakdown – purchase price, taxes, fees, running costs – plus confirmation that nothing further applies. Cross-check it with a second, independent source.

2. Inflated valuations and yield promises

How to recognise it

Guaranteed rental yields, “certain” capital gains, or valuations well above comparable properties – often without any traceable basis of calculation.

How to protect yourself

Have the yield calculations disclosed – occupancy, costs, assumptions – and obtain an independent assessment. Treat every “guarantee” as what it is: a promise that is only as good as the contract and the party behind it.

3. Contracts only in the local language

How to recognise it

The contract is available only in a language you do not speak, translations are dismissed as unnecessary or postponed, or a verbal “summary” is offered as a substitute for reading the contract.

How to protect yourself

Sign nothing you do not fully understand. Insist on a bilingual version of the contract and have it reviewed by an independent lawyer – not one appointed by the seller's side.

4. Undisclosed encumbrances and missing title deed checks

How to recognise it

The ownership situation is backed only by verbal statements, the look into the land registry (Tapu/Koçan) keeps being postponed, or the property “still belongs to the developer” without any clear evidence.

How to protect yourself

Pay nothing until the proof of ownership has been verified: Who is registered? Are there mortgages or other encumbrances? This check belongs in the hands of an independent lawyer – before the first payment.

5. Pressure to sign quickly

How to recognise it

“Today only at this price”, “three other interested buyers” – or contract documents you see for the first time on the day of the viewing.

How to protect yourself

A good property survives a week of reflection. Take the contracts with you, have them reviewed, and do not make decisions at the negotiating table. Artificial time pressure is a warning sign – however politely it is packaged.

6. Deposits without a contract

How to recognise it

A reservation payment or deposit is requested in cash or by rushed transfer before anything exists in writing – often with the remark that this is “how it is done here”.

How to protect yourself

Only pay once there is a written agreement that clearly sets out the amount, the purpose, the property and the refund conditions. Pay traceably – by bank transfer with a payment reference, never in cash without a receipt.
